North Delhi's Colonial Legacy Neighbourhoods

North Delhi contains some of the city's most historically significant residential neighbourhoods — Civil Lines, Kamla Nagar, Model Town, and Shakti Nagar. Developed during the British era and early post-independence period, these localities feature wide tree-lined avenues, colonial bungalows, and a residential character that is increasingly rare in Delhi's densifying urban landscape.

Civil Lines — Heritage and Institutional Prestige

Civil Lines is among Delhi's oldest residential areas, originally housing British civil servants. Today it hosts senior judicial and administrative officers, university faculty, and established Delhi families who value its heritage character and proximity to Delhi University.

Bungalows in Civil Lines are predominantly government allotments — available market transactions are rare and involve complex legal structures. Builder floors in the adjacent areas range from ₹1.5–₹4 crore.

Kamla Nagar — Academic Belt Property

Kamla Nagar, immediately south of Delhi University's North Campus, is a high-density mixed residential and commercial area serving the massive student and faculty population. Builder floors range from ₹80 lakhs to ₹2 crore, while PG and rental demand from students creates yields of 5–7%.

For investors in student housing and co-living, Kamla Nagar is one of Delhi's most reliable rental income zones.

Model Town — Planned Mid-Premium

Model Town, developed in the 1950s as a cooperative housing project, maintains its planned character with relatively wide roads and parks. DDA and cooperative society housing here ranges from ₹50 lakhs to ₹1.5 crore, offering good metro connectivity (Yellow Line at Vishwa Vidyalaya).
